In today's market it is not unheard of that a listing agreement between a Seller and his/her Agent has expired.

As a Seller, you are frustrated that your home didn't sell, and if during the marketing period you did receive an offer it was a lowball offer that wasn't close enough to your asking price.

As a Seller you are thinking ........."What do I do now?  Do I stay the course with my agent?  Do I look for a new agent, and a fresh approach?  Do I chalk it up to the economic situation facing all Americans?   Do I lower my price?  Do I re-stage, re-set, re-paint or do the repairs that are needed in hopes of getting a better offer?  Or, do I simply take the home off the market until the market improves?
